Turning on sprinkler systems

Spring is around the corner and it is time to turn on your sprinkler systems. If you need any help turning on your automatic sprinkler system, just let us know. You will need to turn on the valves at the sprinkler controls outside the house. These are located around the brass vacuum breaker valve located at the highest point of the sprinkler pipes against the house. The valve may be insulated for cold weather. There are either 1 or 2 valves, depending on the model used. The valves are on when the handle is the same direction as the pipe and are off when not in the same direction as the pipe. Turn the valves so the handles are in the same direction as the pipe. Next, you need to turn on the valve inside the house, usually near where the pipe exits the house. Call if you have any questions about locating the valves or how to turn them on.

Once the valves are on, inspect the pipes for any leaks. If everything looks good, you are ready to activate the sprinkler system. If you don't remember how to program the electronic controls, you can view the manual online by selecting the manuals link in the residents section of the navigation bar on the left, or click here for the sprinkler control manual for residents page. The first time you operate the sprinklers check for any broken sprinkler heads. Control manuals are now online

We have added a new section to our site for viewing manuals for controls used in our properties. We have added factory thermostat and sprinkler control manuals. If you would like to see others, just let us know. You can get to the manuals page by selecting Electronic control manuals for heater and irrigation or select the manuals link in the Residents section of the left side navigation bar. 

Sprinkler and Faucet Winterization 

Have you disconnected hoses from faucets and drained the sprinkler system? If not, click here for instructions to winterize your property.

Have you checked your washer hoses lately?

We perform semi annual inspections of our properties and recently found a washer hose that was ready to burst. The hose was only a year old and should have lasted 5 years. If you have a washing machine, you should check your hoses monthly. A burst water hose can flood a home while you are at work or away and cause thousands of dollars of damage. 

Here's how you can recognize a problem. A hose that is about to break will be bulging. The pictures below show the one mentioned earlier. Also check for cracks and other wear. If there is any sign of moisture, dried buildup or bulging, shut off the water valve and replace the hose.
